Major projects have been launched in the NH-24 area near Ghaziabad in recently. Projects like Crossings Republik, Sushant Aquapolis of Ansal API and other integrated township projects launched on NH-24 were the preferred locations for developers in Ghaziabad.
According to a report by Knight Frank, nearly 40% of the units launched are in the Rs 25-50 lakh ticket size with Ghaziabad contributing to nearly 34% of the number of project launched in the NCR in financial year 2012, followed by Gurgaon and Noida. The GDA (Ghaziabad Development Authority) has approved a number of housing projects which are in an advanced stage of construction, with some families already moving into some other projects.
Realty market on NH-24
Real estate experts say that once basic infrastructure like connecting roads, traffic control, transportation, etc, improve, the developing area of NH-24 Ghaziabad will become one of the prime locations to live in the NCR.

UP Awas Vikas Parishad has acquired 700 acres for this project. Of this, 10 acres have been earmarked for Siddharth Vihar Yojna project. There will be three categories of flats in this project named Ganga, Yamuna and Hindon Enclave.

Manpreet Singh Chadha, the managing director of Wave Infratech, says: “As prices on this stretch are still affordable, people are keen to buy here rather than at other places in the NCR. The response to the projects here is heartening and we have had scores of people lining up to book units in our project.”
SARE Homes (South Asian Real Estate) has recently launched Spring view Heights on 88 acre in their integrated township called SARE Crescent Park on NH-24.Each of its six towers has a club, with one common club and a central park on a 10-feet high beautifully landscaped elevated podium, complete with a sky lounge terrace and other entertainment features.
David Walker, the executive director of SARE Homes, says: “This GDA-approved township is in an advanced stage of construction. Families have already moved into Phase 1, while Phase 2 is nearing completion; construction is in full swing at Phase 3.”
The forthcoming residential projects are well connected to national highways like NH-24 and NH-91 and are in close proximity to Raj Nagar and Kavinagar which have malls, shops, hotels, restaurants, petrol pumps, schools and colleges, and hospitals like Columbia Asia Hospital. Other facilities like a police station, a post office, bank branches and ATMs, the Ghaziabad Railway Station, an ISBT, and the proposed Metro station, etc, are easily accessible from the projects launched here.
The area is just off the busy highway and avoids pollution-related hazards. Other schools and colleges in close proximity to this area are Ryan International, Silver Line School, Gurukul School, ABES Engineering College, SIMS Management College, AKG Engineering College, New Era College, etc.
The UP government and the NHAI have taken a lot of initiative in easing traffic jams; the NH-24 is soon to be widened to eight lanes. To ease the local traffic, some important crossings at the busy NH-24 are getting a makeover. After UP Gate, an important T-point on NH-24 and Dabur Chowk, along with some of the ‘chaurahas’ (crossing) where local traffic is highly congested at peak hours like Kala Pathar, Abhay Khand and CISF Cut have been renovated. There is also a plan to convert the 20km stretch of the NH-24 up to Dasna Tiraha to six lanes from the existing four lanes.
Santosh Yadav, the vice-chairman of GDA, says: “The NH-24 is another important expressway where a lot of construction is taking place. The road transport and highway ministry has finally moved a proposal to convert the Delhi border-Dasna stretch on NH-24 into an eight-lane corridor. The widening of the 20km corridor, which is used by over two lakh vehicles on a weekday, will bring relief to commuters who often get caught in long jams. This project has made this an ideal place for all those who are looking for commercial or residential solutions.”
Widening of NH-24
The Ghaziabad Development Authority has got the sanction to widen the NH-24 from four to six lanes. The Union surface transport ministry has also passed a proposal for three underpasses that were proposed by the GDA. The authority had recently sent a proposal to the NHAI to transfer land to the authorities. The GDA has already earmarked land for the underpasses and FOB (foot over-bridges) which would be built to decongest traffic. This will utilize existing underpasses at Shipra Mall and the carbon factory along the NH-24 and lay new service roads to divert traffic. The Noida authority is also planning a flyover from the old FNG highway apart from a semi-cloverleaf.
The three new underpasses proposed by the GDA would be constructed along the stretch from Lal Kuan to UP Gate. Besides, the authority has proposed laying of new service roads at Chhajarsi, CISF crossing and Kalapathar that would be aligned with the national highway in order to prevent congestion at these points and streamline traffic between Ghaziabad and Noida.
Three foot over-bridges have been planned at the district collect orate, Vijay Nagar and Khoda to facilitate movement of pedestrians. Traffic signal at Sector 62 is posing a major problem with thousands of commuters getting stuck daily in traffic during office hours; the authority is now planning to make the Sector 62 crossing signal-free with an underpass and two cloverleaves at the site.
Development authorities like the GDA, the UP Avas Vikas Parishad and the UPSIIDC have agreed to share the costs in a project to extend the Metro network (Metro’s second phase in Ghaziabad).According to the suggested pattern, the GDA will shell out Rs 466 crore while the municipal corporation, UP Avas Vikas Parishad, and UPSIIDC will contribute Rs 165 crore, Rs 195 crore and Rs 165 crore respectively.
The 9.41km route will have seven stations between Dilshad Garden and New Bus Stand and is expected to cater to around 87,000 daily commuters. The total cost of the project is around Rs 1,591 crore, of which UP government agencies will bear Rs 991 crore.
The GDA has also proposed several measures to generate funds for the Metro project. GDA’s share will come from infrastructure-development funds, re-development charges collected from commercial and residential areas along the Metro route, conversion charges imposed for change of land use on sick industrial units, levying additional development charges and charges imposed on builders near the Metro route for extending floor-area-ratio. The GDA has already cleared Rs 60 crore for a Metro station at Loni, which is also part of the proposed route.
