Buyers are flocking to the new sectors of Noida for investment purpose,not only for the capital appreciation but also owing to the superior technology and better lifestyle available here.

Like in Greater Noida West (Noida Extension ),a number of residential projects were launched in the last few years in the newly developing sectors of Noida like Sectors 74,75,76,77,78,120,121,etc.
Looking at the keen interest in the new housing projects in these sectors,developers and builders are making all effort to deliver their units as early as possible.

Why these sectors

Sectors 74,77,76,78,120,and 121 are developing fast as they are well connected to NH-24 and Greater Noida West (Noida Extension),and are also in close proximity to the developed sectors of Noida.
Here affordable,mid-class segment and luxury apartment housing projects are available in the range of Rs 4,500-5,000 per sq ft;they were launched at about Rs 2,650 per sq ft.
Prices in nearby sectors like Sector 50,58,60,61,etc,are much higher compared to the prices in these developing sectors.Hence,discerning buyers are coming to these new sectors for investment purpose,not only for the capital appreciation but also due to the superior technology and better lifestyle available here.

Realty projects

A number of developers like Antriksh, Gardenia, Grihapravesh Buildteck Pvt Ltd, Ajnara India Ltd, Amrapali, Gaursons, Supertech, Prateek Group, Gulshan Homz, JM Housing Ltd, etc, have launched projects here, which cater to budgets cutting across segments – from middle-income group (MIG) to highincome group (HIG),as demand in each category is huge today.
Antriksh Group has launched Antriksh Forest in Noida’s Sector 77,adjoining a 50 acre dense green belt.The project offers 2-, 3- and 4BHK apartments of 1,195-2,700 sq ft.The group is also developing Golf View 2 in Sector 78;this is a group-housing project of 2-, 3- and 4BHK apartments of 985-1,190 sq ft.These projects include facilities for indoor games like swimming pools, clubhouses, jacuzzi, children’s play area,steam and sauna baths,etc.

Rakesh Yadav, the MD of Antriksh Group, says: “The international-standard community living experience in these projects will set a benchmark in condominium development and provide the best of facilities and amenities to the residents.”
Ajnara India Ltd has a luxurious residential project, Ajnara Grand Heritage,in Sector 74.The project offers multi-level luxurious features within the premises and is at a strategic location,pushing its demand.
Ashok Gupta,the MD of Ajnara India Ltd,says: “Sector 74 and other nearby sectors have locational advantages.They are in proximity to posh localities like Sectors 50 and 58,and commercial centres,malls and institutions,which have played a major role in the development of all these new sectors.Right now,rates of properties here are comparatively lower compared to the other nearby sectors.”
Supertech has one of the tallest residential projects, North Eye,in Sector 74,Noida. The tower is 255 meters high with 66 floors. Spread over 9 acres,the project comprises fully furnished studio apartments and 2- and 3BHK apartments,shopping malls,cafeteria,lobbies,a creche,a play school and a primary school.The project is expected to be delivered in April 2015.
Apartments here come in the range of Rs 1.7-4 crore while studio apartments are quoting at Rs 50 lakh onward.  Cape Town is a part of North Eye;it is a world-class residential community over 50 acres,with eight variants of well planned 2-, 3- and 4BHK apartments,penthouse towers and luxury villas,all built over a green area.The project comprises upscale,well-appointed apartments with modern conveniences like a clubhouse,jogging track,swimming pool,etc.
R K Arora,the CMD of Supertech,says: “The first phase of the project has 17 towers and construction is in full swing.The project is expected to be completed by May 2013.The second phase has 20 towers,possession of which is expected in October 2013.”
Maharashtra-based Grihapravesh Buildteck Pvt Ltd,in association with Phadnis Infrastructure, has launched Girha Pravesh,the group’s first grouphousing project in the NCR,in Sector 77.Spread over 5 acres, Girha Pravesh offers 2-, 3- and 4BHK apartments of 1,175-2,569 sq ft. Abhay Kumar,the CMD of Griha pravesh Buildteck Pvt Ltd,says: “The project boasts of good connectivity plus infrastructural developments apart from the amenities and facilities.The project is likely to be delivered by July 2014.”
Prateek Group,another major player in Noida,has a project Prateek Wisteria,in Sector 77,and Prateek Laurel,in Sector 120.Prashant Tiwari,the CMD of Prateek Group,says: “These new sectors are close to bigger and better developed sectors which give them the extra edge.The presence of commercial centers and other infrastructural facilities are the added benefits.We believe that with the world-class features and technology being used,these projects will soon surpass the average prices in the area,which will be an added benefit to all those who invest here.”
Sector 121,across Sector 58,is another sector that has registered good demand.Its close proximity to major malls and commercial centres has driven the demand for residential projects in this sector. Homes 121,a joint venture of Gulshan Homz and Ajnara India Ltd,has shown tremendous response from buyers. The BSP of the units is Rs 4,870 per sq ft.
Deepak Kapoor,the director of Gulshan Homz,says: “The presence of wide connecting roads and close proximity to other popular sectors,which have already shown a lot of demand,are the key factors driving demand here.Prices are competitive vis-a-vis other sectors of Noida,which we believe will bring in a lot of capital appreciation in the near future.The City Centre Metro station in Sector 32 has also helped in enhancing connectivity of these new sectors.”
