Are you looking to buy a property in Noida Extension, Delhi NCR within a budget of Rs 25-40 lakh? It might seem next to impossible to find a home in such a modest budget in the capital city today. However, a careful scrutiny of the market would still show up certain pockets that offer properties within the desired price range. Let’s have a look at some of these areas.
Rs 25-30 lakh budget
If you are looking for a property in Delhi NCR within a budget range of Rs 25-30 lakh, you may consider localities in Ghaziabad such as Vaishali, Indirapuram and Kaushambi. However, within this budget one would have to settle for a 1 BHK apartment with an average size of 600 sq ft in Vaishali and Kaushambi while in Indirapuram you can also get a 2BHK apartment with an average size of 1000 sq ft.
“One can also look at locations such as Noida Extension, Yamuna Expressway, Raj Nagar Extension and Bhiwadi. These areas offer numerous affordable options within the price range of Rs 2000 to 3500 per sq ft. If you are seeking a property for investment purpose Bhiwadi may fit your bill. Within Bhiwadi, areas around the Bhiwadi Alwar Highway are undergoing the maximum real estate development with several apartment and plotted developments available within this range. These areas are expected to yield good returns in the future.
Pramod Aggarwal, ED, Microtek opines on Open House that Noida Extension and Raj Nagar Extension are also options worth considering if your budget is within Rs 25-30 lakh.
Rs 30-40 lakh budget
Locations that have property within Rs 30-40 lakh include Noida Extension, Crossings Republik, Greater Noida, New Gurgaon sectors 82-89 and Neharpar.
“One should indeed invest in Noida Extension and Greater Noida especially in those locations that are slated to get metro connectivity in the coming years, as these are more likely to perform well in terms of capital appreciation,” adds another expert on Open House.
Unlike in Ghaziabad, one can get a 2 and 3BHK apartment with an approximate size of 1000-1300 sq ft in Noida Extension and Greater Noida for Rs 30-40 lakh.
If you are looking at investing in studio apartments or residential plots, you may want to consider Yamuna Expressway. “For studio apartments Yamuna Expressway is a good bet. Within Rs 35 lakh you can buy three small sized (520 sq ft) units and sell these at a higher price after two to four years,” says Vinod Choudhary, a user on Open House.
