With world-class infrastructural projects lined up along the developing zones of Yamuna Expressway,realty projects here are looking good for long-term assured returns.

Developing sectors along the 165km-long Yamuna Expressway are being considered as some of the best locations for real estate development.
With improved connectivity and fast pace of infrastructural development,builders are constructing a slew of affordable housing projects here,which promise long-term assured returns.

Why Yamuna Expressway

The Yamuna Expressway Industrial Development Authority (YEA),which has plans for developing five townships along the expressway,has undertaken a lot of urban development work in the whole area.A gas-based power plant is in the works,which would greatly improve the availability of electricity to the residential,commercial,industrial,institutional,and entertainment zones coming up in the area.IKEA-Swedish furniture major-is eager to set up its first integrated unit for manufacturing furniture along the Yamuna Expressway.According to sources,IKEA has plans to invest around Rs 10,500 crore.
The pleasant ambience,close connectivity to all important places of the Delhi NCR,and a great neighborhood of well established residential colonies and commercial spaces are some of the advantages that this location offers.India’s Formula One racing circuit,Pari Chowk,various educational institutions,IT and ITeS companies are also located in the close vicinity of the forthcoming realty projects.

Real estate development

Realty players like JP Group,ATS,Orris Infrastructure,Supertech,Gaursons,Ajnara India,Ecnon Group, Vihaan Group etc,have launched a number of realty projects in this zone.
Jaypee Group has launched one of the finest integrated city projects,Jaypee Greens Sports City,on 1,000 hectares with facilities including a cricket stadium,a tennis-court complex,swimming pools,and a multi-purpose indoor stadium.With 5,000 acres,JP has the biggest land chunk along the Yamuna Expressway up to Agra.
Supertech has recently joined hands with Disney India for Disney-inspired interiors and exteriors at their proposed residential project,Fable Castle,which is a part of Golf Country,an integrated township over 100 acres in Sector 22D,Yamuna Expressway.Fable Castle is over 7.5 acres with around 1,000 apartments in the 2-, 3-, and 4BHK options,with unit areas in the range of 1,000-2,125 sq ft.
The project will have Disney-inspired rooms consisting of Disney-branded furnishing,home decor products,colour palettes and more,bringing alive a complete Disney experience to families.It will also have Disney-inspired recreational areas like an exclusive children’s club with a themed swimming pool,play zone,and many other Disney-character inspired amenities.

Supertech is also developing two integrated township projects,Up Country and Golf Country,on 100 acres each,on Yamuna Expressway.The townships comprise plots,villas,highrise condominiums,hotels,schools,hospitals,recreation centers,convenience stores,and malls.

ATS Realty has launched ATS Allure along Yamuna Expressway.The project offers all features and facilities suited to a luxurious lifestyle.The brilliantly crafted units are equipped with New Age interiors,redefining opulence,a spokesman of the firm said.
Getamber Anand,CMD of ATS Group,says: “The locational advantage of this project will ensure that property rates will appreciate handsomely in the near future.Hence,those who want to earn good returns on investment should look up this fast developing area.”
Gaursons India has 300 acres along Yamuna Expressway;it is offering grouphousing units,schools,service residences,and commercial and social facilities for its residents.The group is coming up with Gaur Yamuna City in front of the F1 race track and next to the forthcoming night safari.Gaur Yamuna City will have a clubhouse,a swimming pool,jogging tracks,children’s play areas,and a convenience store.The project has 2- and 3BHK apartments in the price band of Rs 25 lakh to Rs 40 lakh.
